FAMS Management LLC

FAMS stands for Frank Akkerman and Margret Stut

We moved to Florida in the summer of 2005. After years of experience in managing construction in the Netherlands, it was time for a new challenge wich we found in Florida. We became citizens after 12 years of hard work and are living the life here in the USA.

Now a days we concentrate on property management for absentee owners in Florida as well as small maintenance (handyman services) and construction supervision for new owners.


Luckily for us being in Sunny Florida is a perfect location for the opportunity to offer you and your family beautiful "Vacation Homes" with private pools, Golf cours views, or lovely Lake access homes. We personally and  professionally manage these homes so you can vacation without worries.  With homes located 9 -20 miles to all major attractions such as Walt Disney World, Universal Studios, Bush Gardens, Sea World and Legoland, just to name a few , you will be right where everything is happening. For earlier or later check out times you have to notify us at least 3 days upfront!

No unauthorized late check out is allowed, this will result in a $ 75,- late check out fee levied against your sec/damage deposit.

Rental and cancellation policy

Deposit (first): All reservations require a 25% non-refundable deposit.

Balance due: six weeks before arrival

Damage or security deposit: $ 150.- up to $ 750.- (depends on length of stay).

Security deposit will be returned after 3-5 business days, after inspection of the house after check out.

More policy rules

Final payment (including taxes and security deposit) are the guest's responsibility and is due six weeks prior before arrival. Reservations that have outstanding payments due with less than six(6) weeks prior to arrival may be treated as cancellations; in such case, all prior deposits/pre-payments are forfeited.

Usage of utilities and keys

Monthly rentals (or longer) are excluding utilities.  We do a meter reading at the start and end of the lease. Utilities are: WATER AND ELECTRICITY.  Utilities can be paid by using your security deposit, you will receive a specified invoice for used utilities. 

We ask you to use utilities like you do at home. (Usage will be monitored!)

Most houses do have an electronic lock. Code will be provided two weeks before arrival.

Damage deposit and charges

Maintenance issues:The following items could cause charges to your security?damage deposit.- damages to the house like: breaking house hold items, excessive spots at carpets (an extra cleaning fee will be charged). -Emergency trips to the house because of a clogged toilet, caused by you or your guests (excessive use of toilet paper or other materials who are not flushable).-Requested trips to the house by you or your guests for the AC/heating temperature and is found out that you or your guests placed the temperatures to an unreasonable temperature to cool or to heat the house (usage will be monitored) Except by renting house excluding paying for the utilities (water and electricity).-House keeping replacements of linen removed from the house or linen that's excessive stained. This will be charged from the security deposit.
Touching pool pump/ valves, other pool equipement is prohibited.

Were are the homes located?

All of FAMS Management homes are located within 15 -30 miles of the Walt Disney World area. The homes are all located close to shopping and area restaurants. Best Beaches are within 40 to  60 miles from the homes.

How many people does a home sleep

Every home will sleep two people in each bedroom, under the property listings you will see exactly how many each home sleeps.
For Example:
A 3 Bedroom Homes sleeps 6  - 8
A 4 Bedroom Homes sleeps 8 - 10
A 5 Bedroom Homes sleeps 10 - 12
A 6 Bedroom Homes sleeps 12 - 14
This represents the MAXIMUM amount of guest permitted in the home due to State Fire Regulations and includes all people regardless of age or size.
